100 Bloor Street West Purchases Retail Complex

100 Bloor Street West Corporation purchased, on April 10, 2003, the 100 Bloor Street West retail complex, together with 140 underground parking spaces, for $57.32 million. The vendor was The Residences of No. 10 Bellair Inc., a joint venture of Brookfield Properties Corporation and Tridel. The purchaser was represented by Davies Ward Phillips & Vineberg LLP, with a team that included Greg Howard, John Ulmer, Donald Stanbury and Frank Arnone. Brookfield Properties was represented by McMillan Binch LLP, with a team that included David McCordic, David Slan and Rebecca Hockridge. Tridel was represented by DelZotto, Zorzi, with a team that included Mary Critelli and Harry Herskowitz.

The purchaser obtained mortgage financing in the amount of $34.5 million from BNY Trust Company of Canada in its capacity as trustee for Mortgage Fund Two. The purchaser was represented with respect to financing matters, by Davies Ward Phillips & Vineberg with a team that included Greg Howard and David Dell, and BNY was represented by Brian Chu of Bogart Robertson & Chu.

The purchaser and the lender both obtained title insurance from First Canadian Title Company Limited. Jeffrey Lem (title insurance) of Davies Ward Phillips & Vineberg represented the purchaser, and Brian Chu of Bogart Robertson & Chu represented the lender. First Canadian Title was represented by in-house counsel Eric Haslett and Des Mackey, and Heather Wink, manager, commercial closing services.
